ADAPTIVE REUSE | HOSPITALITY
KEX Portland is the adaptive reuse of the historic Vivian Building, a three-story 23k SF building located in northeast Portland. The ‘social hostel’ concept boutique hotel is inspired by a sister location in Reykjavik, Iceland. Cozy amenities including a sauna, rooftop, full bar, and gastropub, ground the hotel as a unique destination in PDX.
PACE IMPROVEMENTS
To create the hostel, the existing Vivian building underwent a full seismic upgrade and additional energy efficiency improvements. The useful life of the seismic improvements was determined to be 27.34 years, resulting in a cost-weighted average useful life of the ECMs and seismic retrofit to be 25.28 years.
